We are HCM Cleaning, a professional cleaning service based in TP.HCM, Vietnam. We take pride in the work we do for our clients, and today, I'd like to walk you through our step-by-step process for cleaning the air conditioners in a typical home or office in the city.

Before We Start:

We turn every unit on first, so we can see what we are working with. Our team of trained cleaners will start by:

  • Running each unit for a few minutes to feel how cold the air is and to listen for a noisy fan.
  • Checking for a musty smell, water marks on the wall, or ice on the pipes.
  • Turning the power off at the breaker, so nobody gets a shock.
  • Hanging a waterproof bag under the unit and covering your furniture, so all the dirty water runs into our bucket and not onto your things.

Wall Units:

This is the white box high on the wall, and it is the type in most homes, condos and small offices. Our team will:

  • Open the front cover, take out the filters, and wash them until the mesh is clear again.
  • Spray a cleaner on the metal fins that get cold, then rinse them with a water pump.
  • Clean the long spinning fan inside the unit, which is where the black dust and the bad smell sit.
  • Flush the pipe that carries the water outside, so the unit stops dripping onto your wall.
  • Wash the cover and wipe down the body of the unit.
  • Cleaning a wall unit also includes:
    • Cleaning the flap that swings the air up and down.
    • Checking the white insulation on the pipes, which causes drips when it gets old.
    • Cleaning the remote and telling you if the batteries are weak.

Ceiling Cassette Units:

This is the square unit set into the ceiling, with air blowing out of four sides. You see it in offices, shops, restaurants and newer apartments. Our team will:

  • Lower the front panel, take it down, and wash it outside or in the bathroom.
  • Wash the filters that sit behind the panel.
  • Cover the ceiling with a large round bag, then wash the round fan and the cold metal fins with a water pump.
  • Clean the small water pump inside and test it, because this is the part that floods a ceiling when it blocks.
  • Clean the four air outlets and the black marks on the ceiling around them.

Ceiling Units With Air Slots:

These units are hidden above the ceiling, and the air comes out of long slots. They are common in villas, shophouses and older offices. Our team will:

  • Open the service hatch in the ceiling and take out the filters to wash them.
  • Clean the fan and the cold metal fins through the hatch.
  • Take down the long slot covers and wash them, because that is the part your guests can see.
  • Check that the water is draining away and that the water pump still works.

If your ceiling has no hatch, we tell you before we start, because we cannot reach the inside of the unit without one.

Floor Standing Units:

This is the tall cabinet that stands on the floor in lobbies, meeting rooms, showrooms and cafes. Our team will:

  • Open the front, take out the filters, and wash them.
  • Clean the cold metal fins and the fan inside the cabinet.
  • Clean the bottom of the cabinet, where the dust turns to mud once it gets wet.
  • Wipe the outside of the cabinet, which is usually standing in a room your customers sit in.

Window Units:

Older houses and small rooms still have the one-box unit that sits in a window or through the wall. Our team will slide it out of its frame, wash the filter and both sets of metal fins, clean the fan, clear the water hole at the bottom, and put it back in place.

The Outdoor Unit:

Every job includes the outdoor unit, because a clean unit inside cannot do much when the outside one is blocked. Our team will:

  • Clear the leaves, plastic bags and street dust from around the unit.
  • Wash the metal fins on the outside, which is how the heat leaves your home.
  • Clean the fan blades and the cover.
  • Straighten any bent fins so the air can pass through them again.
  • Check the pipes and the wiring cover for damage.

This is the part of the job that brings your electricity bill down, because a blocked outdoor unit makes the machine run much longer to cool the same room.

After We Finish:

We put the power back on and run every unit for about fifteen minutes, where our team will:

  • Measure how cold the air is coming out, and tell you the number.
  • Watch for drips at the wall and at the pipe outside.
  • Listen to the fan again, to be sure nothing was left loose.
  • Wipe your floor, pack up, and take our rubbish with us.

If we find something that needs a repair, like low cooling gas, a tired fan motor or a loose wire, we tell you before we leave. We do not start a repair you did not ask for.
