The Post-Renovation Cleaning Checklist

Renovating an older apartment in District 1 or District 3, or fitting out a new handover in Binh Thanh, leaves the same problem behind. Renovation dust is not regular dust. It contains fine particles from cutting, sanding, drilling, and grinding materials like concrete, plaster, wood, and tile. These particles are smaller than household dust, penetrate deeper into surfaces, and pose genuine respiratory risks if not properly removed. A standard cleaning will not address this type of contamination. Here is the systematic approach used for post-renovation deep cleaning.

Phase 1: Bulk Debris Removal

  • Sweep and collect all visible debris: offcuts, packaging, screws, tape
  • Remove any protective film or paper left by contractors
  • Clear windowsills, countertops, and ledges of construction materials
  • Bag and remove all waste from the property

Phase 2: Dry Dust Removal

  • HEPA-filtered vacuum all floors, working from far corners toward the exit
  • Vacuum all horizontal surfaces: shelves, cabinet tops, window frames
  • Vacuum inside all cabinets and drawers (construction dust migrates everywhere)
  • Dust ceiling corners, light fixtures, and fan blades with microfiber tools
  • Vacuum AC vent covers and accessible filter surfaces
  • Dust all vertical surfaces: door frames, window frames, baseboards

Phase 3: Adhesive and Paint Removal

  • Scrape dried paint drips from floors, windowsills, and fixtures using plastic scrapers (non-damaging)
  • Remove adhesive residue from sticker labels, tape, and protective film
  • Clean grout haze from newly tiled surfaces (the cloudy film left by grouting)
  • Remove silicone smears from around sinks, bathtubs, and window frames

Phase 4: Wet Cleaning

Why Two Passes Are Sometimes Needed

Fine construction dust has a property that makes it particularly frustrating: it becomes airborne during cleaning and resettles after the cleaning team leaves. This is normal. For heavily renovated spaces (full gut renovations, extensive sanding, or drywall work), a second light cleaning pass 24 to 48 hours after the initial deep clean catches the dust that resettled. This second pass is much faster than the first because the bulk of contamination was already removed.

Timing

Schedule the deep clean after all construction, painting, and finishing work is 100% complete. Paint and silicone should be fully cured (at least 24 hours). If furniture delivery is planned, clean the empty space first. It is far easier and more thorough than cleaning around furniture.
